Where can I find out how much Council Tax I need to pay?

Students studying a full-time course with at least 21 hours of study in term time per week attending 24 weeks usually qualify for Council Tax exemption.

If you do not qualify for an exemption first you need to know the Council Tax band. To find it click here. If you are a non-student and moving into a shared house with 2+ bedrooms, please contact Cloud Lettings and we will let you know your non-student rental rate.

If you live in a residential property of any size, if you live in a 1-bedroom property, or you live in a 2-bedroom property where you live as one household you will arrange your own Council Tax payments directly with your Local Authority. Once you have the Council Tax band you will need to create your account with the local authority;

City of Lincoln Council

East Lindsey Council

North Kesteven District Council

West Lindsey Council

What happens when it's time to move in?

We’ll compile the inventory prior to your move in date for you to sign. When its nearly time to move in, we will contact you tell you where and when you can collect your keys and other actions due. Keys are usually collected from our office. The Cloud office is open Monday to Friday 9am-5pm excluding bank holidays. We are closed at the weekend. You don’t have to collect your keys on the tenancy start date, you can collect them anytime when the office is open following your email confirmation of key collection.

The Landlord will insure the structure of the building and the contents detailed on the inventory.

We recommend you have insurance up to £2,500 for accidental damage to the Landlord's belongings.

If you're a student it’s worth checking your parent/guardians' home insurance policy to see if this covers dependents studying away from home.

Let us know if you need any further advice.

How do I pay my deposit and rent?

You’ll need to pay a deposit on the tenancy start date.  The deposit is usually equivalent to a months rent, but will be agreed when you apply for the property.

Your deposit is held in a government approved deposit scheme 'Tenancy Deposit Scheme'. For more information click here

Rent is paid monthly by standing order, and you’ll need to pay a month’s rent at the start of your tenancy.

How do I arrange a viewing?

We’ll arrange for you to visit the property for a viewing at your convenience, and will accompany you on your visit. Contact us or book online (coming soon) when you find a property.

Do I need to apply for references from my current Landlord or employer?

No, we can do this for you. We’ll contact your current landlord and employer, as well as carrying out all the necessary credit checks.
