What happens if I want to be released from my Tenancy Agreement?
Each set of circumstances are reviewed on a case by case basis by your landlord. In most circumstances the landlord would be in a position to allow you to be released from the contract if you can find a replacement person to take over your place in the tenancy. We usually find where effort is made in advertising the property by you, your housemates and Cloud Lettings, most people in a similar position are successful in finding someone, but this is not guaranteed and if a replacement is not found you will remain liable under the terms of the signed tenancy agreement.
Should this circumstance arise, we would send a detailed document to all tenants which confirms you understand your obligations and confirms permission of all other tenants party to the agreement that they are in agreement for changes to be made to the tenancy. At the point a replacement is sourced there is a variation of contract or lettings fee due which will be confirmed to you in your Terms of Early release.

When you rent a student property in Lincoln you will be asked for a UK-based guarantor. If you do not have a suitable guarantor, it may be acceptable to pay your rent for the tenancy in advance. An alternative option is to use a Rent Guarantor Service which enables UK and International students with no UK-based guarantor to rent accommodation that may not otherwise be available to them.
Lincoln Students' Union has partnered with Housing Hand, a company that offer a fully comprehensive guarantor service available to all students, whether from the UK, Europe or Overseas and regardless of nationality. It is open to new students who haven't yet enrolled at Lincoln University, as well as those in the 2nd year and beyond for individual or joint tenancies.

- By law a valid gas safety certificate and electrical installation certificate must be in place before any tenants move in and must be renewed annually or as detailed on the certificate. We can arrange this for you and ensure it is kept up to date.
- As a minimum you will need have a fire alarm on each floor and CO alarm in any room which contains a fixed combustion appliance (excluding gas cookers). It is essential for tenant safety and a lawful requirement. There will be different requirements if you let a House In Multiple Occupancy (HMO).
- You will need to have an Energy Performance Certificate (EPC) avaibale with any advert when you market the property.
- You should have the appropriate buildings insurance and contents insurance for anything included in the rental agreement, while your tenant is responsible for insuring their own items. As part of our service, we’ll draw up an inventory to establish what is already in the property when they move in.
- A residential property can be rented out fully or part furnished or unfurnished.
- If you’re planning to rent your property to students there is additional criteria you will need to fulfil. This includes letting the property inclusive of utilities; water, gas, electric TV license, internet (the utilities are subject to a fair usage policy); supply the property fully furnished; and ensure you meet any applicable fire safety requirements.
- If your property is to be occupied by 3 or more unrelated residents you will need to have planning permission from the Council, also know as C4 use. If your property has 5 or more residents you will also need to have a HMO License from the Council.

The Landlord will insure the structure of the building and the contents detailed on the inventory.
We recommend you have insurance up to £2,500 for accidental damage to the Landlord's belongings.
If you're a student it’s worth checking your parent/guardians' home insurance policy to see if this covers dependents studying away from home.

Paying your Rent?
Paying your Rent?
You'll have the option to either pay your rent monthly or payments falling in line with your student loan. Or you can pay the full tenancy upfront. If you are on a joint tenancy you will need to decide as a group the best option for you.
You are required to provide a guarantor to vouch for your rental payments. They must be in a position to pay the rent if you fail to do so. This is usually mum or dad or legal guardian.
