Cloud Lettings are a member of the Tenancy Deposit Scheme (Membership Number G09813), ARLA (Membership Number M0051816), The Property Ombudsman (Membership Number T01255), and are part of the Propertymark Client Money Protection scheme (Scheme Reference C0126493). Cloud Lettings are also an Associate Agent of the City of Lincoln Trusted Landlord Scheme.
There are no holding deposits payable to reserve a property or room. Upon completion of a successful application, the deposit and first month's rent are payable in advance of moving in.
Residential Property Deposits – Up to five weeks’ rent. This covers damages or defaults on the part of the tenant during the tenancy.
Student and Professional Sharer Deposits - £200 per person. This covers damages or defaults on the part of the tenant during the tenancy.
Unpaid Rent - May result in interest at 3% above Bank of England Base Rate being charged from the due date. Please Note: This will not be levied until the rent is more than 14 days in arrears.
Variation of Contract (Tenant’s Request) - £50 (inc. VAT) per agreed variation. To cover the costs associated with taking landlord’s instructions as well as the preparation and execution of new legal documents.
Change of Sharer (Tenant’s Request) - £50 (inc. VAT) per replacement tenant or any reasonable costs incurred if higher. To cover the costs associated with taking landlord’s instructions, new tenant/guarantor referencing and Right-to-Rent checks, deposit registration as well as the preparation and execution of new legal documents. New applicants will be subject to referencing, approval from the Landlord and other named tenants in the agreement. Such consent will not be unreasonably withheld. The fee is charged per name change.
Early Termination (Tenant’s Request) - Should the tenant wish to leave their contract early, they shall be liable to the landlord’s costs in re-letting the property as well as all rent due under the tenancy until the start date of the replacement tenancy.
