Collecting your keys
Firstly please nominate a head tenant, someone who is happy to pick up all the keys for the property. They may come to the office once email confirmation has been sent to you to advise the keys are ready to collect, please do not come to the office until you have received confirmation. It doesn’t hurt to send us a message or give us a quick call before you set off to double check the keys are ready.
The Cloud office is open Monday to Friday 9am-5pm excluding bank holidays. We are closed at the weekend. You don’t have to collect your keys on the tenancy start date, you can collect them anytime when the office is open following your email confirmation of key collection.
We are located at 41 Carholme Road, Lincoln, LN1 1RN. There is no parking directly outside the office, there are various 2 hour bays on Carholme Road you can use (outside tanvic tyres, Brayford Court, Westbourne Grove outside the chip shop).
The Deposit and First Rental Payment:
Please refer to your tenancy agreement to confirm the deposit and rent due before moving in. If in doubt, please call the office. You can pay this on our website or if you would prefer to pay by BAC’s please refer to your check in email or contact us. The deposit and first months rent must be received by all tenants, you will not receive your email confirmation to confirm key collection if payments are missing.
Paperwork to complete before collecting your keys:
The few days before your tenancy is due to begin we will send you the Inventory via Inventoryhive for everyone named on the Tenancy Agreement to sign, this is Step 1 of 2 for the inventory and confirms you have received the document ready to review when you enter the property. You will also be sent a Property Information Pack via Adobe. Both of these documents will be emailed to all tenants and needs a signature from you all. The property information pack is a really useful document and should be read in the first few days of the tenancy to familiarise yourself with the information.
Between the time of application and tenancy start date the following documents will need to be completed so you can pick up the keys on the day your tenancy starts:
Tenancy Agreement:
Has everyone moving into the property signed a tenancy agreement? This will be sent as an adobe email and signatures will be required electronically.
Guarantor Agreement:
Your UK based guarantor will have been sent a guarantor agreement via adobe to the email address you provided on the initial application form for them. To accompany this they will need to provide their ID in either the form of a UK Passport or a UK Driving Licence and proof of address, this must be a utility bill dated within the last 3 months.
Right to Rent Checks:
To complete the Government Right to Rent checks we will need some ID for you, as the tenant. Click here to view an acceptable ID is list.
The most common form of acceptable ID is a UK passport.
